There are two sections of land in Joseph
City, AZ. The I-40 splits both parcels thereby giving
commercial value to the property. Although the freeway,
railroad, and the Little Colorado River negatively impact
the net acreage, its location on the freeway is valuable
for communication towers, signage and truck stop potential.
For example, Verizon just leased a 100’ X 50’
parcel for 25 years. They are paying to bring power and
access to the parcel at their expense. The parcel will
be used for one of the major cell phone towers in the
area. They have assured us that others will want to be
on their tower, however, every tenant on the tower will
need some land on the ground for their equipment which
will be to our advantage. |
